Selling Property

When you market your property for sale, you must send a Vendor Statement (Section 32) to any potential buyer before any contract is signed. A Vendor Statement is required by Section 32 of the Sale of Land Act in Victoria and must reveal all circumstances relevant to the property. This includes revealing easements, outgoings, and covenants, as well as any additional information that may influence the buyer's choice to proceed with the transaction. Failure to disclose required information can lead to default Vendor Statement and withdrawal rights.
